About the Role
The Portfolio Officer - Student Residences is responsible for coordinating the day-to-day operational management and tenancy administration of an allocated residential portfolio within Swinburne Student Residences. This role delivers high-quality tenancy, compliance and customer service support to residents, ensuring that buildings are safe, well maintained and responsive to resident needs.
Working closely with the Team Lead, Residential Services and the University’s Facilities team, the Portfolio Officer ensures that maintenance, cleaning and contractor services are delivered in line with agreed service standards and operational schedules. The role also supports a positive residential experience by maintaining accurate tenancy and wellbeing records, contributing to resident engagement activities, enforcing the Residential Licence Agreement and escalating welfare or conduct matters to the appropriate support teams when required.
Operating within established policies and procedures, the Portfolio Officer contributes to the continuous improvement of operational and tenancy management processes, helping to enhance both service quality and the overall resident experience.

About You
To be suitable for this role you will need to have experience in the below key accountabilities:
- Experience in property, tenancy, or housing operations within a residential or customer-service environment
- Demonstrated ability to provide high-quality, professional customer service
- Strong understanding of tenancy management, licence enforcement, and rent or debt management processes
- Experience monitoring budgets, managing allocated funds, and preparing expenditure reports

A relevant tertiary qualification or an equivalent combination of relevant experience and/or training in property, facilities, or tenancy management
